SCOPE OF WORK
LIVING ROOMS & FAMILY ROOMS & STUDY
(including finished basements)
* wipe all tabletops, fronts and sides
* straighten all bedding and fluff pillows (spray Febreze)
* dust all lamps, light fixtures and ceiling fans
* brush off all couches, chairs cushions and fold throws
* dust/wipe décor items and picture frames
* dust all blinds & window frames, wipe sills & tracks
* ensure drapes and blinds are hanging properly
* dust all cold air returns/heat vents
* dust all light fixtures and ceiling fans
* vacuum all carpeting and area rugs
* dust all built ins and wall décor as well as picture frames
* dust/spray plants
* mop all wood and tile flooring
* keep plug in’s hidden, full and set on low
KITCHEN & DINING & BAR AREAS:
(including finished basements)
* wipe all counter tops as well as under and behind décor items
* dust/wipe décor items as needed
* polish all stainless steel appliances as well as range hoods
* polish sinks and faucets
* dust/wipe all cabinet fronts (check cabinets and drawers for trash)
* dust pantry shelf’s and décor items
* mop all flooring and wipe all furniture legs of chairs and bar stools
* wipe all tables and bar tops, dust place setting and shine stemware
* dust all blinds & window frames, wipe windowsills & tracks
* ensure all drapes and blinds are hanging properly
BEDROOMS:
(including finished basements)
* dust/wipe all nights stands and dressers as well as fronts and sides
* straighten all bedding and fluff pillows (spray with Febreze as needed)
* shine all mirrors and picture fronts and dust frames
* dust all cold air returns and heat vent
* dust all lamps, light fixtures and ceiling fans
* dust/spray plants
* dust window frames, blinds and wipe windowsills and tracks
* vacuum all carpeting and rugs as well as closets
* dust closet shelf’s, vacuum carpeting and spray Febreze
* dust/wipe all décor items and maintain merchandising items
* dust/wipe all shelving and decor items
BATHROOMS:
(including finished basements)
* remove all trash bags and wipe trash cans (we provide the white trash bags)
* clean all toilets, sinks and bathtubs (run water monthly to reduce swear gas)
* shine all mirrors and shower glass (inside & out) and shower tile walls
* wipe all counter tops and décor items
* shine all faucets (sinks-bathtubs-showers)
* dust cold air returns, window frame, wipe windowsills and tracks
* dust all lights and ceiling fans (clean light globes as needed)
* wipe cabinet fronts and check inside cabinets and drawers for trash
* dust all wall décor and clean glass fronts
* mop all floors and dust baseboards
* ALWAYS CHECK TOWELS & SHOWER CURTINS ARE HANGING PROPERLEY
MERCHANDISING:
(maintaining the designer’s placement of décor items)
We are always vigilant of the proper placement of décor items as set by designers!
In addition, we will replace small decor items (towels, ribbon, candles, napkins) as needed and then submit for reimbursements, after approval from PM. We will report any damage theft or repairs needed?
SALES OFFICES:
* remove all trash and replace WHITE trash can liners (leaving extras in the bottom. We provide the trash can liners, free of charge.
* clean and disinfect all desktops
* dust all computers, desk lamps and décor items
* dust all wall art frames
* dust all light fixtures and ceiling fans
* wipe fronts and sides of desk as well as chair legs and chair arms
* shine all office glass doors (both sides)
* dust all wall décor and shelving
* mop all flooring and vacuum all carpeting
* check plug in’s are full and working
KITCHEN AREA:
* removal all trash and replace trashcan liners
* wipe all counter tops as well as under and behind décor items
* polish all stainless steel appliances and range hoods
* clean all sinks and faucets
* mop flooring and pantry
* dust all lighting and ceiling fans
PUBLIC RESTROOMS:
* remove trash and replace liner
( we provided WHITE trash can liners free of charge)
* check plug in’s is full and working
( we provide one freshener free of charge and set on LOW as it’s a small area)
* clean and disinfect toilets including exterior bowl and tank
* clean and disinfect sink including base and or cabinet
* shine all mirrors and glass
* polish all faucets towel racks etc.
* wipe down tile walls and back splashes
* dust all artwork and clean glass fronts
* dust/wipe light fixtures
* dust all cold air returns and heat vents
* wipe both sides of door as well as door hinges of black graphite dust
* clean baseboards
* mop floors thoroughly
BASEMENTS & GARAGES: (unfinished )
* sweep all floors and corners, clean out seams as needed
* dust window frames, clean glass patio doors, wipe tracks
* dust furnace & water heater
* clean inside windows, remove trash from window wells
* Contact superintendent for any animal carcass that needs to be removed!
PORCHES & PATIOS & DECKS:
* sweep entryway and doormats, broom off coach lights and furniture
* wipe down doors (both sides) clean door hinges of any black graphite dust.
* clean threshold and door handles
* clean all patio glass doors (inside & out) including door tracks
* broom off area around window, doors as well as coach lights
* broom off patio/deck furniture and clean décor items (weather permitting)
PRESURE WASHING:
This needs to be requested by the Builder’s Community Project Manager with a PO#
We appreciate at least a 48 hour advance request and is preformed by our
Maintenance Manager, where all OSHA requirements followed!
MODEL FRONT:
* all concrete and railings of porch area
* front Door (lightly so to not damage paint)
* furniture and cushions as well as door mats
* clean all décor items
* soffit and fascia
* all porch windows and tracks (squeegee windows after washing)
